Section J - BCA Minimize

Building regulations have been introduced mandating minimum energy efficiency standards covering all buildings.

(Class 1, 2 and 4 buildings still need to comply with
Basix in NSW)

All other buildings (plus Class 2) now need to comply with Section J of the Building Code of Australia.

Section J specifies a range of energy efficiency provisions that need to be complied with before a Construction Certificate can be issued.

A Compliance Assessment will assist you in meeting these provisions and to demonstrate compliance.

It is important to note that Section J raises issues that will crop up earlier in the approval process. Typically, in the detailed building design stage but potentially in Development Application stage as well. The earlier Section J is considered in the whole application process the more time and cost can be saved at a later date.

Arising from the assessment Application Solutions produces a simple Section J Documentation schedule which can be included with your Construction Certificate documents.

It is important to ensure that during construction the relevant steps are taken to document compliance.

This should include, where relevant;

·         certificates from specific suppliers and contractors

·         photographic record and

·         site inspections.

Application Solutions can help by carrying out the inspections and compiling the various certificates to produce a compliance certificate in readiness for obtaining an Occupancy Certificate.
